HMO/ Lease / Licence plans

Graham Lea Architecture offers a range of commercial services for developers including HMO, Lease, Licence plans.

HMO plans and architectural services for Houses in Multiple Occupation.
HMOs or a House in Multiple Occupation (HMO) is a property that is rented out to three or more tenants who are not from the same household and share common facilities, such as a kitchen or bathroom. They often require specific licensing and adherence to safety regulations to ensure the well-being of tenants, as they can involve multiple households living under one roof. Different regions have varying definitions and regulations regarding HMOs, so it’s important to understand each councils specific requirements.

At Graham Lea architecture we have extensive knowledge of HMO’s. Including when planning permission is required and when it isn’t. We have good relationships with many of the council’s HMO officers and when working with a new council we are often able to communicate efficiently to reach an optimum solution. Generally when working on a HMO conversion it is essential to understand the financial objectives. In many cases more rooms results in a higher return on investment; however this is not always the case. From our experience we can help you to understand how many bedrooms you may be able to achieve, if a planning application would be required, if a planning application would be likely to be approved and what technically would be required. If you have a property or are looking at buying a property contact us and let us advise you on the next steps.

Lease and licence plans
Lease and licence plans are needed by business owners to show Councils and the Land Registry, the outline of their premises that are affected by a change of use or addition of a new service. This particularly affects the hospitality and catering sector, shop owners who sell (or want to sell alcohol), restauranteurs, take-aways and late-night food outlets.

We produce lease and licence plans that clearly illustrate the impact the change of use/new service will have on the premises and the relation this has to health and safety equipment and customer amenities such as fire equipment and toilet facilities.

We are happy to provide this service for business owners directly or for solicitors handling their affairs. Contact us for more information.
